  • What is a current market valuation?

    A current market valuation is provided by a Certified Practicing Valuer pursuant to the ‘Australian & New Zealand Valuation & Property Standards' and in accordance with the definition of market value, being: "the estimated amount for which an asset should exchange on the date of valuation between a willing buyer and a willing seller in an arm’s length transaction, after proper marketing, wherein the parties had each acted knowledgeably, prudently, and without compulsion".

  • Which areas do you service?

    In respect of commercial properties, our firm undertakes valuations nationally. For hotel / motel valuations (our main area of speciality) & for market rent reviews (in our capacity as accredited specialist retail valuers), we provide services throughout the whole of NSW. For rural valuations we concentrate on servicing the Hunter & Mid-North Coast Regions, whilst in respect of residential valuation work we limit the provision of our services to within the Greater Newcastle area.

  • How much will it cost me and do you offer free quotes?

    Our fee will be based upon the type & value of the property & the purpose & complexity of the valuation; accordingly we would be pleased to have the opportunity to provide an obligation free quote at any time. For larger valuation engagements, such as is the case for going concern & commercial valuations, we are able to split the engagement into 3 stages, including a preliminary investigation phase, an inspection stage - at which point a value will be determined, & lastly the report stage.

  • What are my options if I disagree with the assessed value?

    R&D Roberts Valuers will gladly clarify any issues raised by clients who have engaged the firm directly, however in circumstances where our firm has been instructed by a financial institution, a third party or by way of court appointment, the firm's agreement with that party will ordinarily preclude the valuers from speaking directly with the property owner or any other interested party. In such circumstances, clarification of any issues will need to be made in writing via the instructing party.

  • What is a specialist retail valuer?

    A specialist retail valuer refers to a valuer who has received further training and accreditation through the Australian Property Institute in order to provide market rental determinations for retail premises in accordance with the Retail Leases (NSW) Act 1994.
