  • How much does it cost to be professionally represented by Godwin Finance?

    Our job is to package your home loan application and ensure it is within lender policy as much as possible. When your lender receives your application in such a professional manner, they are happy to pay for our service through a commission when your loan is established. It saves them time and money and means you don't have to pay us directly. The fee is not passed on to you directly.

  • Why should I use Godwin Finance over another mortgage broker?

    We operate differently to others. Instead of applying for the cheapest loan we can find, we first complete an assessment which is similar to a bank's credit assessment. We review your entire situation including income, expenses, savings, credit history, accounts, etc. By doing all this work before you decide on a home loan product, we avoid a lot of potential drama when your loan is submitted.

  • What can I expect when I engage Godwin Finance?

    We'll start with a 10 minute phone call which is designed to give you an overview of what the lender is looking for in your home loan application. If it sounds like you will fit within some lender policies, we'll book in another session to build a strategy for your home loan application to be successful (about 1 - 2 hours). We handle everything from there so you can find your dream property.

  • What sort of things do you do in your assessment?

    Our home loan assessment process is similar to a lender home loan assessment. We do as many of the checks that a lender does before your application is submitted so we can find all the potential issues that could cause a lender to decline your application. The checks include analysis of your; credit report, bank statements, income, expenses, property, and many other checks.

  • What happens if my home loan application isn't acceptable to any lenders?

    This happens all the time. There a many variables which need to line up so your home loan application is attractive to lenders. You might tick all the boxes except one, or you may have a few things to address. Whatever your situation, we will give you honest feedback and a plan to rectify any issues before your application is ready for submission to a lender (sometimes over years).

  • How long does it take to get approval?

    The timeframe varies from 1-180+ days. The time to get approval depends mostly on your requirements. Once we complete our assessment, we may have a range of lender options. Each lender has their own backlog of applications to work through. If you have a specific timeline, we can consider lenders who will meet your deadline and reject lenders that will take too long.

  • Do I need pre-approval?

    At a minimum, you should at least have your situation assessed by us before making an offer on a property. Once we complete an assessment, we can give you feedback on the probability of your application being accepted by a lender for assessment (including any potential policy issues we find). Getting a pre-approval from a lender doesn't guarantee formal approval but is a great step to reduce risk.

  • What if my parents want to help me buy a home?

    Property prices have made it hard to save a deposit for first home buyers so parents helping you get into your own home has become more common. There are many ways they can help: Provide an unconditional gift of money towards your purchase; Use a limited amount of equity on their own property to help you avoid paying lender's mortgage insurance and/or borrow 100%; Join in purchasing the property.

  • Can you also represent me to other parties?

    Yes. We generally communicate on your behalf to your conveyancer, real estate agents, builders, solicitors, and any other parties involved in your purchase. It helps take the pressure off you by having credit professionals communicating with other people involved in your purchase. We can also identify potential issues quickly so we can ensure they are rectified early.

  • What happens after I purchase a property?

    We have a series of checks we do after your loan is established to ensure everything is set up correctly. You will receive information from us relating to your first repayment details and any other requirements that need to be completed. We continue to represent you as long as you allow us to manage your home loan needs. Your first point of contact will continue to be Godwin Finance.
